A DOB or ECB electrical violation will stop a sale or a refinance cold, and the buyer's attorney will not move until it is gone. We inspect, correct, file, and get the sign off. Call 929-661-6962 with your closing date and we will work backward from it.

You have a closing date and a violation on the property. Or the home inspection came back with a list of electrical items and the buyer wants them handled before anyone signs. This is the kind of problem where every day matters, because the paperwork takes as long as the work does. We answer most calls within an hour during business hours, come out for free, and tell you exactly what has to be corrected and how long the city side will take. Call 929-661-6962.

Signs You Need Electrical Safety & Code Compliance Work

The obvious sign is a letter. A DOB violation, an ECB summons, or a note from your attorney saying the title search turned up an open electrical item. Those do not expire on their own and they do not disappear when the house changes hands.

The other common trigger is a home inspection report. Buyers routinely come back with a list that includes missing GFCI protection in kitchens and bathrooms, no AFCI protection in bedrooms, battery-only smoke detectors where hardwired units are required, ungrounded outlets, open junction boxes, and unpermitted work done by a previous owner.

Then there are the signs nobody sent you a letter about. Three prong outlets that are not actually grounded. A basement or garage with no ground fault protection. Smoke detectors that chirp and get pulled down instead of replaced. Junction boxes with no cover in a finished space.

What all of these mean is the same thing. The work in the house does not match what the code requires, and at some point a city inspector, an insurer, or a buyer's attorney is going to say so.

Waiting is what turns this into a real problem. An open violation blocks a sale, a refinance, and sometimes a permit for unrelated work. Correcting it early is a scheduled job. Correcting it two weeks before a closing is a scramble with everybody's money on the line.

Our Electrical Safety & Code Compliance Options

Every one of these jobs starts with finding out what the city has on record and what the house actually has installed, because those two things are often different.

Electrical Violation Removal is the one people call about most. We pull the violation details, inspect what was cited, correct the work to current code, file the paperwork with the Department of Buildings, and see it through to the sign off. If there is a closing date attached, tell us at the first call so we can work backward from it, because the city side has its own timeline and it does not speed up for anybody.

Electrical Wiring Inspection is what you want before you list a house, before you buy one, or when you simply do not know what is behind the walls. You get a written report on what is safe, what is not, and what it costs to fix, which is also useful as a negotiating document during a sale.

Home Inspection Electrical Repairs handles the punch list directly. The buyer's inspector produces a report, we work through the electrical items on it, and you get documentation that the work was done by a licensed electrician.

GFCI & AFCI Protection covers the two requirements that show up on nearly every inspection report. GFCI shuts power off before a shock becomes an injury, and it is required in kitchens, bathrooms, basements, garages, and outdoors. AFCI catches arcing inside walls before it becomes a fire, and it is required in bedrooms and living spaces.

Smoke & Carbon Monoxide Detector Installation puts in hardwired 110V units that meet New York City code, interconnected so one alarm sounds them all. Battery-only units do not satisfy the requirement in most cases.

Surge Protection Installation is the one item on this list nobody makes you do. It protects everything in the house from a spike coming down the service line, and it costs far less than the electronics and appliances it saves.

Electrical Safety & Code Compliance for Staten Island Homes

Staten Island turns over a lot of housing stock, and this borough has a specific problem: decades of unpermitted work done by previous owners. Finished basements, converted garages, and added bathrooms that were wired by somebody's cousin over a weekend. None of it is on record with the city, and all of it surfaces when the house goes on the market.

The North Shore in St. George and Stapleton has the oldest housing, which means the most ungrounded circuits and the most knob and tube still hiding behind plaster. Those homes almost always need grounding work and GFCI protection before they will pass anything.

Through Westerleigh, New Springville, Todt Hill, and New Dorp, the 1960s and 70s houses have aluminum branch wiring that inspectors flag on sight, plus original 60 and 100 amp services that cannot support what has been added to them over the years.

On the East and South Shores through Great Kills, Annadale, and Tottenville, Hurricane Sandy left corroded panels and submerged basement circuits that still show up on inspection reports more than a decade later.

We file with the Department of Buildings and coordinate with Con Edison from our shop in Mariners Harbor, and we work every part of the island.

What to Expect

Call 929-661-6962 and tell us what you have. A violation number, an inspection report, or just a closing date and a bad feeling. During business hours, Monday through Friday, 8 AM to 4 PM, you will usually hear back within the hour from a licensed electrician.

We come out for free and go through the property, including the panel, the grounding, the outlets in wet areas, and the detectors. If there is an open violation, we look at what was actually cited rather than guessing from the summary.

You get a written price and a realistic timeline that separates our work from the city's part. Corrections are usually quick. Filing, inspection scheduling, and sign off take as long as the Department of Buildings takes, which is why calling early matters more here than on any other job we do.

We also keep your attorney and your agent in the loop if you want us to. A closing falls apart over missing paperwork more often than over the work itself, so we send documentation as each step clears rather than waiting until the end. If the correction turns out to be larger than the violation suggested, which happens when unpermitted work is involved, you hear that from us the same day we find it, not a week later.

Michael Livia holds NYC Master Electrician License 11210 and is the third generation of licensed electricians in his family. Premier Electrical has been filing and clearing work on Staten Island since September 1994.

This is the part of the trade where the license matters most. Permits, inspections, and Con Edison coordination are handled in house, so your attorney and your buyer are dealing with one licensed contractor rather than a chain of subcontractors. We are fully licensed, bonded, and insured, and a Certificate of Insurance goes out to anyone who asks, which most managing agents and boards will.

We are an approved contractor for both The Home Depot and Lowe's.

Estimates are free, there is no trip fee, and you get a written price before anything starts. Most calls get a response within the hour during business hours, and every job carries a 100% satisfaction guarantee.
